Abstract
Listed properties are a unique group of goods which, due to their historic, artistic, scientific or architectural values, constitute a major challenge in the valuation process. The main characteristic of this type of property is being under the solid legal protection as well as under the orders and restrictions relating to a property's disposal which, depending on the value of listed property, may cause a decrease in demand. A land's integrity, it's components as well as surroundings are taken into account in the process of valuation as all these elements influence the market value. Despite numerous difficulties relating to the maintenance of a property and the necessity of incurring high expenditures connected with its development, which are often caused by bad technical condition of a property, listed properties are perceived as attractive investment projects. In this thesis, data sources regarding listed properties are presented together with the overview of a property management as well as the analysis of the legal basis influencing the validity of investments in this area of real estate market.
