Abstract
Economic development is closely linked to the real estate market, which for its proper functioning needs to have certain commodities. The commodities are the rights to real estate. Their value in use means an ability to meet people's needs, and the greater the value, the greater the potential of a given commodity. The article focuses on the analysis of market value and value in use of real estate at the turn of the second and third millennium. In the paper, capital intensity of real estate against the background of economic transformation in Poland has been presented, as well as the diversity of people's needs and their variability over time. The essence of the article is to specify the correlation between the market value and value in use of real estate and the change of political system, people's needs, fashion for possessing a given commodity and its features.
